In just a few weeks, Skanska’s new office complex will be inaugurated in Váci Avenue, in Nordic Light – in two separate phases, in May and September. The activity of the development company is quite solid in the region outside Budapest as well: they have nine projects currently underway, seven of which are in Poland.

Skanska Hungary is finishing the construction of their LEED Gold pre-classified office building, Nordic Light this year. The 26200 m2 building on Váci Avenue has been worked on in two phases, with two separate dates of inauguration, taking place in May 2016 and September 2016. “Nordic Light is currently the only speculative office building being constructed in Váci Corridoors, which will be inaugurated in 2016. Several international corporations, such as Schneider Electric, M&C, BASF and Harman decided to relocate their offices to Nordic Light, while additional contracts are expected to be finalised in the near future” – commented Marcin Lapinski, CEO of Skanska Hungary and Romania. Skanska Hungary continues its activities as planned and soon starts developing its next projects.

Skanska has opened four office buildings in the East-Central European region in 2015: phase B of Green Court Bucharest, the Dominikanski in Wroclaw, phase B of Silesia Business Park in Katowice and project Corso Court in Prague. In 2015, the company has made leasing contracts regarding a total amount of 110 000 m2 in countries such as Hungary, Poland, the Czech Republic and Romania. The corporation has nine projects currently underway, seven of which are located in Poland. Skanska Commercial Development Europe is also currently preparing its sales portfolio for 2016, which includes several new buildings offered for their investors in the four countries mentioned.

SkanskaSkanska Commercial Development Europe introduced eight new investment products to the market in 2015. According to advisory company JLL’s data, the entire range of office building developments realised in the Czech Republic, Hungary, Poland and Romania accumulated a cost of 2.4 billion euros last year, 20% of which Skanska was accounted for.

“Skanska has made the biggest office building sales transaction of its history in East-Central Europe – we have sold four large projects, two of which are located in Polish cities Krakow and Katowice. This also marked the most significant transaction in the East-Central European office market” – explained Adrian Karczewicz, director of transactions at Skanska Commercial Development Europe. “This deal, along with the sales of buildings Malta House, Green Horizon and Dominikanski added up to 25% of the office developments realised in 2015 in the entire country of Poland, and 45% of developments realised in Polish cities. Three additional buildings have also found their new owners in Prague, Ostrava and Bucharest. Investors have shown an increased interest in office building developments. Despite the relatively small decline in results, investments in East-Central Europe generally provide a bigger yield compared to similar investments realised in Western European countries.”
